    That's the guys I get pissed off at, lenders and the way they get the spooks all the time .We know the market likes a good crash now and then and we ask them basically to pick it for us ; and they fail everytime.I wish I could tell my customers I've got the spooks after I totally fucked up but I don't think I've ever misread a market that badly.. Their industry screws up and we all feel it.Doesn't make sense?

    I think there is a serious problem with, not just confidence, but investment and credit. That'll rattle around the system for a while (watch for the flow on effect to commercial property, apartment development and business startups), but is fundamentally short term. The underlying factors are good, so things should come right, but maybe not for 18 months.

    How do guess 18 months? How do you know how long it takes?

    Totally agree with you Steven. …and let’s face it the wellbeing of your fellow citizen or lack of it will directly impact the quality of your city so there is a huge level of self interest there to.

    I think that theory is even more apt when you apply it to MSM political punditry. Some commentators seem so mesmerised by the process that they start being obsessed by political tactics and forget that at the end of the day we are actually trying to improve the outlook of a hell of a lot of people, voting or non-voting. The politicians are the means to an end , they’re not actually the show, we are. I think msnbc's chris mathews is a perfect example of a sports like approach to politics..

    I agree, risk is used in happy financial terms as a way of "sorting the business men from the boys " , ya got to take a risk, as oppossed to the reality of it being a condition of uncontrolled investment that can be influenced by a whole heap of unforseen factors.....and we hear so much about not putting your eggs in one basket, what about if you don't even have a basket.

    This is the story of a lot of worry out there. Mortgages are crazy here in Auckland and have been for a while. There's a feeling that home ownership has moved out of the reach of a generation of citizens. Adding further to the frustration is that movement accelerated at such a speed that many were completely caught out , pegged to a hardworking moderately paid job and a house full of children or compromised by our insanely low wages.

    And the single income issue is the elephant in the room when it comes to talking about families and mortgage payments as most mortgages are tailored around the problematic notion that both parents will be working.

    The herald used to run extremely scary stories about two years ago how “if you didn’t buy a house now you’d never have one in New Zealand .' Over the page would be quite happily worded financial advice that property prices were unlikely to drop even when historically the housing market was a notorious overheater.

    Labour will have to take the blame on housing. They were strangely quiet as the bubble grew .All evidence suggested that at the end of the “housing correction” there would be a mess or at least an inefficient concentration of capital in housing.
