Chamberlain (and Takapuna) are special in that they bring golf to the masses, anybody with a borrowed set of clubs can just rock up and queue for a Tee off unlike most other courses on the Auckland isthmus.
It was also previously shrunk when the Northwestern was put through, the outer fences for Chamberlain were right across the road from Western Springs.
Surely some sort of walking/cycling trails could be incorporated into the golf course and access over or under the North Western motorway to it from Western Springs would be good.
A pool, Parnell style but heated for year round use, would be fantastic though.

I believe a large part of the problem is at the other end of the profile. Approx 35% of HNZ priority waiting list demand is for 1 Bed but only 10% of HNZ stock is 1 bed.

Isn't the issue supposed to appropriateness of the current stock on HNZ houses ie: not enough 1 bedroom and 4/5 bedroom. Subsidies allows you to access those types in the wider market outside those owned by HNZ? Or am I missing something?

All other concerns aside, is it correct that subsidies would the fastest way to get people into appropriate housing ie: as opposed to the length of time if would take to build the required stock?
If you really wanted to make a difference quickly this would be the way to go?

And does the Housing Minister really think the likes of the Sallies have the dosh to take on such big housing assets?
Well they made a $24 million operating surplus last year and have hundred of millions of $ in retained earnings/reserves from previous years so I don't think it will be an issue for them.

You don't think the current residents of those suburbs you mention are simply the very same "cool" young adults who flatted there in the 80's and 90's and feel an affinity with the place, now raising their families there?
My observation of the area (having lived there myself for nearly 20 years and with family ties to the area going back 4 generations) is that the area was "skipped" by the baby boomers almost entirely. They couldn't wait to get out of there and buy newly built show homes in the suburbs.
This was evidenced by the drastically declining schools rolls during the time period you mention.
I think a lot of the changes started occurring in the late 90's early '00's when the children of the baby boomers returned from their OE's to start families with their Sterling/US Dollars converted to NZ$ at very favourable rates at the time.
