    It's fair to say the mechanism for providing feedback from September will be more involved than the current mechanisms of sending an email though.

    It's going to be akin to a Board of Inquiry, Environment Court Hearing including cross examination.

    That's likely to put off most punters except those will a real axe to grind.

    But there is no next draft.

    Len Brown wanted it to take legal effect immediately following Notification. Amy Adams rejected that and imposed the one off independent hearing process from September.

    The Mixed Housing Zone permits a height limit of eight metres – a two-storey house

    Actually just thinking about it, that's not entirely accurate either, one of the major changes of the MH zone is the variety of housing styles it caters for, detached, semi-detached, townhouses, terraced houses and low rise apartments (within the rules of course). I don't think the current plan allows for multi occupancy dwellings in the equivalent residential zones (someone more knowledgeable than me may comment)

    To describe MH as permiting a "two storey house" is a bit hmmm....

    The “restricted discretionary” category is there to relieve people of the burden of getting resource content to put in an attic or a basement.

    I don't think that is correct. I think you still need a resource consent, it's just that it's at the discretion of the council officers. It's the non-notified nature that's really what people have issue with.

    I guess that in my hood – The Chev – it’s easier to envisage. Four-storey developments along the south side of Great North Road, overlooking the motorway, will be a good use of the existing land

    Agree, I think most would have been expecting that, the rezoning of properties 20 deep into the south side of GNR less so.

    Yes, exactly how the Heritage Overlay will be applied no-one appears to be able to answer.

    Nor is there any provision for where the extra children will go to school.

    Then there are the seemingly random zoning changes.
    e.g. the 8 properties at the end of Peel Street re-zoned for 4 story apartments or the re-zoning of 1/2 of the Francis Reserve (including the main access from Richmond Rd) for the same 4 story apartments.

    The non-enforceable design guidelines are a concern if we are to achieve QUIMBY as well.

    Having walked with my family on parts of the Hauraki trail over Easter (couldn't ride due to child with badly broken arm) I can say that is a disaster waiting to happen, most riders were considerate, but others not so esp. the teenage boys.

    100kg even at moderate speed on bike vs 7 year old is not going to end well for the 7 year old is it.

    In many places the trail is not wide enough either.

    Having said that the trail is fantastic around Paeroa/Waikino gorge.
